This secondary suite was completed in early 2024, not far from our manufacturing facility on Vancouver Island, BC, Canada. These homeowners contacted us looking to get more out of their property, with the flexibility to have family members living in a separate space or to be able to rent it out for some supplemental income. Builds like these are often a quick and seamless process due to their simplicity. Compared to many of the elaborate custom floor plans that we work with, suites like this one are focused on being compact and efficiently designed.
For this particular home, we took one of our existing house plans and did some very minor alterations to better fit their land and vision. The custom plans have 905 square feet of living space on a single floor, with a matching crawl space below. It has triple-paned windows facing toward its private beach and ocean view. These windows, combined with the superior energy efficiency of the Pacific SmartWall System, will allow the house to stay hot in the winters and cool in the summers.
Inside, the house is mostly comprised of one large living area, one and a half bathrooms, and a spacious primary bedroom. The entryway has its own little room, with more than enough closet and storage space. This mudroom is connected to the powder room and opens up to the open concept living space. It combines a family room, kitchen and dining room with a clear focus on the sprawling windows looking down over the water. Just adjacent is the bedroom, with a full walk in closet and en suite bathroom. The bedroom also features large windows on two of its sides, allowing you to soak in the beautiful scenery around.
The Benefits of Building a Secondary Suite
The concept of secondary suites, also known as Auxiliary or Accessory Dwelling Units (ADUs), has gained significant traction in recent years. These versatile living spaces offer many benefits, providing additional living area for family members and potentially generating rental income. Whether you refer to them as secondary suites, granny flats, in-law suites, or ADUs, the decision to build one can significantly enhance the value and functionality of your property.
What Are Secondary Suites?
Secondary suites are self-contained single family housing spaces located on the same lot as a primary residence. They can be attached to the primary dwelling, like a basement apartment, or detached buildings like the ones often built by Pacific Homes. These housing units come in various forms, including converted garages, new constructions, or repurposed spaces within the existing home.
Benefits of Building an ADU
- Additional Living Space: Secondary suites provide extra living area, making them ideal for accommodating family members, guests, or even a caregiver. This additional space can be a game changer for growing families or those who need more room without moving to a larger home.
- Rental Income: One of the most attractive benefits of ADUs is the potential for rental income. These units can be rented out to tenants, providing homeowners with a steady stream of income. This can be particularly appealing in high-demand rental markets.
- Increased Property Value: Building an ADU can significantly boost the value of your property. Homes with secondary suites often sell for a premium compared to those without, making it a smart investment for homeowners looking to increase their property’s worth.
- Flexibility and Versatility: ADUs are residential areas that can serve multiple purposes over time. They can be used as a home office, a studio, a guest house, or a private living space for older family members. They also often come in the form of a detached garage with a living space above. This versatility makes them a valuable addition to any single-family home.
Key Considerations for Building an ADU
Local Regulations and Building Codes
Before you begin construction, it’s essential to understand the local regulations and building codes governing ADUs in your area. Depending on where you live, the requirements to have your build permitted can vary significantly. Local governments typically regulate aspects such as permits and zoning, the size and design of the unit and also that it is compliant with building codes on aspects like its electrical systems and plumbing.
Cost and Financing
Building an ADU involves various costs, including design, permits, construction, and finishing. It’s crucial to budget accordingly and explore financing options. Some common ways to finance an ADU include:
- Home Equity Loans: Using the equity in your primary residence to fund the construction.
- Personal Loans: Taking out a personal loan to cover the costs.
- Government Incentives: Depending on where you live, there may be government programs or incentives available to offset the expense of building an ADU.
Design and Functionality
When designing your ADU, consider the following factors to maximize its functionality and appeal:
- Living Space Layout: Ensure the layout is efficient and makes the most of the available space. Prioritize features like natural lighting, ventilation, and storage.
- Accessibility: If the auxiliary dwelling unit is intended for an older family member or someone with mobility issues, incorporate accessibility features such as ramps, wide doorways, and grab bars.
- Sustainability: Opt for eco-friendly materials and energy-efficient appliances to reduce the environmental impact and lower utility costs.
Building an ADU is a strategic way to enhance your living space, generate rental income, and increase the value of your property. By understanding the regulations, planning meticulously, and working with professionals such as Pacific Homes, you can create a secondary suite that meets your needs and aligns with your vision.
