This modern style home design was recently completed in BC, Canada. The floor plans were created by its homeowners with the help of our expert house design team. From start to finish of the home plan creation process, our clients had a few key focuses. They wanted to build a cost effective modern prefab home with clean lines, giving it that new age aesthetic look using contemporary construction methods and sustainable materials. We are thrilled with how everything came together, resulting in this custom Canadian modern home.
The 2035 square foot, two story house is laid out so that the upper floor is the main living space, with a garage and a single suite that can operate as a guest house below. By including the guest suite below, the home owners can either use it for guests and family members, or they can rent it out to greatly reduce their monthly cost of living. Its inclusion will also likely increase its value in the real estate market if they were to sell the home some time in the future.
Much of the 926 square foot upper level is dedicated to its living room, highlighted by the abundance of natural light flooding in from its expansive windows. Just adjacent is a compact kitchen that opens up to a sizable 213 square foot deck. In total, this living space provides the perfect place to gather and entertain guests, with its gas fireplace and views down toward the Pacific Ocean. The rest of the floor’s square footage is dedicated to its two bedrooms and a shared full bathroom located between them.
The majority of the lower floor is taken up by the spacious garage. Under the stairs leading above, there is also a small mechanical room that can also serve as storage space. There is also a half bathroom which will be incredibly convenient if somebody is working in the garage or coming up after visiting the nearby ocean. The rest of the level is the guest suite. Its 269 square feet of space is designed like a studio apartment, with only the bathroom separated from another large room. This room combines a bedroom, with a kitchen and dining room. In total, this guest suite is the perfect place to host a family member or can provide some additional rent income.
